Värde Sells Premier Utah Master-Planned Community in Deal That Includes More Than 1,300 Undeveloped Acres

MINNEAPOLIS, MN and SANDY, UT (April 12, 2021) – Larry H. Miller Real Estate (LHM Real Estate) announced today that it has entered into a definitive agreement to acquire Daybreak, the award‑winning 4,000‑acre master‑planned community in South Jordan, Utah. The acquisition underscores the company’s long‑term commitment to placemaking, quality homebuilding partnerships, and sustainable growth along the Wasatch Front.

About Daybreak

Launched in 2004, Daybreak has grown into one of the nation’s most recognized master‑planned communities. At the time of this announcement, Daybreak includes thousands of homes across distinctive neighborhoods—each connected by parks, trails, schools, and community destinations.

Signature amenities

  • Oquirrh Lake and miles of shoreline paths
  • SoDa Row local shopping and dining
  • Parks, playgrounds, and an extensive trail network
  • Multiple neighborhood schools and community gathering spaces

What’s next (2021)

  • The Watercourse—a connected series of channels and ponds in the Upper Villages
  • Downtown Daybreak—a growing district for events, dining, and gathering
  • New home collections and model homes opening across multiple villages

Strategic fit & community stewardship

Daybreak’s vision—walkable neighborhoods, thoughtful design, and a strong sense of community—aligns with LHM Real Estate’s long‑standing focus on placemaking and local investment. The company is committed to working closely with builders, the City of South Jordan, and community partners to continue Daybreak’s momentum while honoring its original plan.

Note: The transaction does not change Daybreak’s HOA structure or existing resident privileges. Homeowner services and community programming will continue uninterrupted.

Transaction details

The acquisition includes the community’s remaining entitled land, future village areas, and associated development operations. Closing is subject to customary approvals and conditions. Additional information will be shared as milestones are reached.
