The Mound: a 20-foot signature overlook
At the heart of Heights Park sits The Mound, a sculpted landform that rises more than 20 feet from top to bottom. This obviously unusual feature quickly becomes the park’s signature element and one of the best spots in Daybreak to get up high and take in the views.
At the base of The Mound, designers carved out a generous overlook terrace. Here, you can spread out a picnic, park a stroller or simply pause along your evening stroll to watch the sunset.

A flexible green for play, movies & stormwater
Below The Mound, a large grassy area stretches across the lower portion of the park. This space serves a dual purpose. First, it acts as the neighborhood’s stormwater retention zone. Second, it doubles as a sizable lawn for pickup games, movies in the park and all kinds of informal gatherings.
Because the lawn sits at the bottom of the slope, it naturally frames views back up toward The Mound and the overlook. It also gives families a big, flexible space for kids to run, toss a frisbee or set up camp chairs for a community movie night.
A landmark at the neighborhood crossroads
Heights Park also plays an important role in wayfinding. The park sits at a small crossroads where several streets converge, including Split Rock Drive, Crosswater Road and Mellow Way. Because of this, the park was intentionally designed to function as a landmark and natural gathering spot in the village.
As you travel through Heights Park Village—whether you’re driving home, biking between parks or walking down to the lake—The Mound and the surrounding open space help you orient yourself and know you’ve arrived.
Heights Park is also a village
Beyond the park itself, Heights Park is also the name of Daybreak’s village that surrounds this green space. This new village includes a broad mixture of home styles designed to accommodate a diverse mix of life stages. From townhomes to single-family homes, the neighborhood creates options for first-time buyers, growing families and longtime residents who want to stay close to the action.
The village will include several hundred homes and will be one of the final single-family home neighborhoods in Daybreak’s original lower villages. Because the neighborhood sits on a hilltop, many streets enjoy expansive views, while still offering quick (and mostly downhill) access to Oquirrh Lake and SoDa Row.
