In 2020, Daybreak home sales soared with a 40% increase compared to the previous year. Entering its 17th year, Daybreak remains one of the best places to live in Utah and is frequently selected by people moving to Utah from out-of-state.
2020 was the year to pivot, relearn long division, embrace virtual communication and to buy a new home. Best Places to Live in Utah
Entering its 16th year, Daybreak has grown to encompass over 6,000 homes and is now home to over 21,000 people. During 2019, Daybreak maintained a record-breaking pace, selling 753 homes, an increase of 31% compared to 2018. By comparison to the other communities listed in the ranking reports (California, Florida, Nevada, etc.) the Salt Lake City housing market is much smaller. So, it’s notable that a community like Daybreak can achieve sales volumes that are comparable to other master plans located in much larger population centers.
Although it’s one large community, Daybreak includes 12 smaller neighborhoods or villages within it that each cater to different lifestyles and life stages. During 2018 Daybreak maintained a steady pace, selling 575 new homes, up approximately 23% compared to 2017. Daybreak currently encompasses 5,000+ households, 17,000+ residents and is home to more than 1,200 jobs. This year Daybreak will continue to focus on expansion in the Upper Villages with new model homes opening and forthcoming amenity announcements. Additionally, “Downtown Daybreak”—the 400-acre town center area adjacent to the Mountain View Corridor and the TRAX light rail line—is also beginning to flourish with a variety of new urban style housing options as well as new amenities planned to be developed in the very near future. Commercial development is also a focus in 2019 with the groundbreaking of a 17,000 Sq. Ft. Harmons Market and a Salt Lake County Library. Daybreak is consistently ranked as one of the best selling master planned communities in the United States. Real estate advisory firm RCLCO (Robert Charles Lesser & Co., LLC) has conducted a national survey identifying the top-selling master planned communities since 1994. Daybreak has ranked in the Top 20 communities in the survey a total of 7 times since the development was established in 2004. The 2016 edition of the survey was released this week, and Daybreak moved up 4 positions in the overall rankings, from #19 in 2015 to #16 in 2016. Daybreak represents the only recognized community in Utah and one of only two communities in the entire Mountain West.
During 2016, 452 new homes were sold in Daybreak, which resulted in a 9 percent increase over 2015.
According to RCLCO, top-selling communities must also offer diverse amenities and multi-generational products including traditional single family homes, townhomes and varied floor plans to include options like multiple master bedrooms.
According to the firms news release “One of the most prevalent features of the top-selling MPCs is the inclusion of mixed-use districts, which tend to be heavily food-oriented and typically include other convenience retail and services supportive of daily living. Another common attribute of the most successful communities is the availability of various healthy community features, including fitness classes, active lifestyle activities, and easily accessible parks and multi-use or dedicated paths and trails that offer a variety of experiences depending upon fitness level, use (biking, walking, running, hiking), and proximity to nature.”
