If Daybreak feels different from other places, it’s because we see every decision as an opportunity to enrich people’s lives. To create something so beautiful, so smart, or so beautiful and smart that it actually changes your day for the better.
Variety
Architectural variety is the cornerstone of Daybreak’s design philosophy. It makes the simple act of walking down the street a joy. And it lets each home fulfill its most important role: to reflect the personality of the family who lives there.

A big front porch stimulates conversation, inspires neighborliness and looks way better than a garage. That’s why almost every home in Daybreak has one.
GROWING THINGS
It takes more than grass and a few trees to create a great park. In Daybreak, parks and trails and native plantings are carefully designed to make every moment you spend out in the community a rich visual experience.

Was it necessary to give the public bathrooms next to Oquirrh Lake a touch of seaside architecture? Did we really need to invent the special plant boxes for SoDa Row? For that matter, did we have to create a massive book of design guidelines for homebuilders? No. But then again, yes.

A word about water
Conserving water is key to maintaining a healthy, vibrant, prosperous Salt Lake Valley. That’s why we’ve taken our exceptional water conservation program and made it even more robust. With extensive upgrades to our irrigation system, refinements to our watering and maintenance practices as well as other new features and approaches, we anticipate saving 42 million gallons of water in 2022.

Studies have shown that most people are willing to leave the car in the garage if the place they want to go to is within a 5-minute walk. We based the plan for Daybreak on this simple rule, placing parks, restaurants, shopping, schools, offices and light rail within easy walking or biking distance from your home. And tying the entire community together with trails, sidewalks and bicycle highways.
IDEA 4: WELL-BUILT HOMES
BE PRETTY AND SMART
They say beauty is in the eye of the beholder. And the homes of Daybreak look great whether the beholder is an architect or an engineer. From the beginning, Daybreak has striven to lead the way when it comes to energy efficiency, indoor air quality, resource conservation and craftsmanship.
Saving Watts
In Daybreak, every new home is built to a high standard of energy efficiency, saving you anywhere from $200 to nearly $1,500 every year versus the typical new home. Compared to older homes, moving to a new home in Daybreak can save you $2,500 a year or even more. And you get a more durable and comfortable home all at the same time. Ah, the miracle of science. (FYI, your actual performance will vary depending on weather, thermostat settings and other factors.)
Saving Drops
The homes in Daybreak are designed to conserve about 5,000 gallons per month compared to an older home in the Salt Lake Valley. In addition, all new homes in Daybreak have their landscape plans reviewed to make sure they comply with the community’s landscape and water-wise guidelines.
Which is not only good for your utility bill, it’s good for Utah. (Naturally, the amount you save will depend on how you live.)
Breathe Deeply
Indoor air quality. It’s a thing. So in Daybreak’s homes, high-performance ducting ensures a proper flow of fresh air while exterior moisture barriers minimize the possibility of mold growth. And the latest furnaces allow for new kinds of filtration that help eliminate allergens. Aaaah, that’s better.
Get Comfy
High-efficiency furnaces do more than save money. They actually keep temperatures more consistent throughout the home. And the enhanced insulation, made possible in part by new framing techniques, helps to block noise as well as heat loss. Who knew high-tech could be so warm and fuzzy?
A Happier Planet
From the beginning, Daybreak has recycled a large portion of its construction waste. Compared to the average community, Daybreak prevents over 20,000,000 pounds of carbon from entering the atmosphere and conserves almost 200,000,000 gallons of water every year. By the time Daybreak is complete, we will have planted 100,000 new trees. Those are the kinds of numbers that Mother Nature loves.

With 50+ miles of trails, Oquirrh Lake in the Lower Villages, the Watercourse coming soon to the Upper Villages, and at least one park within easy walking distance of every home, Daybreak is really just one huge playground/gym/mediation studio. And with concerts, farmers markets and all the other events created by our dedicated LiveDAYBREAK team, Daybreak is a perpetual invitation to play together.

TO SCHOOL
In Daybreak, most kids live within walking distance of a good school. Even more amazing, most of them actually walk. How is this possible? First, we’re working with the excellent Jordan School District to add neighborhood schools as the community grows. Then it’s just a matter of designing the whole place to make walking easier, safer and more fun. It’s elementary.
